MAXSEAL FOUNDATION is a high-performance, cement-based waterproof coating engineered specifically for the harsh conditions of exterior underground applications. Its unique chemistry allows it to effectively seal against both positive and negative water pressure, making it a fundamental solution for preventing water ingress in below-grade structures. Unlike surface-applied membranes, it becomes part of the substrate itself, filling pores, voids, and missing mortar lines to block moisture penetration at the source.

Supplied in 25kg bags and 14kg handipacks, MAXSEAL FOUNDATION is mixed with water to a thick, creamy consistency and applied in two specific crosswise coats with a brush or broom to ensure deep penetration. A key requirement is curing on a pre-wetted surface, with a total consumption of approximately 2.5kg/m². Backfilling can proceed after 3 days of curing. As a product from Scientific Waterproofing Products, it is backed by extensive technical data and a 24-month shelf life, offering a dependable, cost-effective, and long-lasting waterproofing solution for the most critical below-grade applications.

Product Limitations

  • Requires a medium to high porosity substrate; not for low porosity concrete (use MAXSEAL FLEX instead).
  • Must not be applied over bitumen, polyurethane coatings, or painted surfaces.
  • Do not apply in temperatures below 5°C or to frozen/icy surfaces.
  • Application is limited to a maximum of two coats; over-application is not recommended.
  • Do not place plastic or core flute protection boards directly against the cured coating before backfilling.
  • Requires proper surface saturation before application and misting in hot weather to prevent rapid drying.
